VILLA DESCRIPTION

“This isn't a villa, it's an estate,” said a visitor to the property.

Exclusive to The Villa Group this outstanding 6-bedroom villa is located in a completely private position between the villages of Tremithousa and Tala.

The villa is accessed via a private road that leads to electric double wrought iron gates. Upon entry, there is an impressive driveway with a turning circle and room for multiple car parking.

The villa itself at 716 square metres (7,700 sq. ft.) offers exceptionally spacious accommodation and is set in 3,400 square metres of beautifully landscaped gardens, the whole of which is surrounded by stone walls, providing security and privacy. The design of the villa is based on Florida architecture, being unique to the District of Paphos.

The location of the villa enables it to have mesmerising views of the Mediterranean Sea, coastline and the mountains, making it the ideal location for a wedding ceremony and reception as well as family holidays.

Entering through the double entrance doors, you will find yourself in the amazing Hall which encompasses the entire width of the villa and is full ceiling height (10 metres). There are two sets of convex windows which face you and give stunning views towards the coast. Between the windows is a beautiful mosaic which has been created by a locally based mosaic artist.

There is a guest cloakroom and WC hidden to the left of the Hall.

The Sitting room, to the right of the Hall, has windows which give three separate views: to the coast, to Coral Bay and the Akamas, and to the “mountains”. It has ample seating by way of Natuzzi leather reclining armchairs and sofas. For entertainment there is a Smart TV (for your Netflix/ Amazon subscriptions), IPTV Box (this gives 275+ UK channels, including all Sports Channels, 14-day automatic recording of most channels, extensive film library, TV series library and UK radio, including local stations!), Apple TV and a DVD player.

A door from the Sitting room leads to the Study/Library/Computer room. This room has an office desk with a printer available upon request, TV with local channels and USB/HDMI ports, CD stereo, library, CD and DVD collection, Jig-saws and Board Games. French doors from this room lead to a separate “sunken” Terrace and Gazebo.

To the left of the Hall is the formal Dining area which can seat 12 persons.

Beyond the Dining area is a fully equipped Kitchen with top of the range Neff double-oven and microwave, induction hob, Bosch dishwasher and fridge freezer, plus a second fridge exclusively for drinks. The Kitchen also features a large Chef's island and a dining table seating up to 10. Additionally, there is a TV with HDMI/USB ports and IPTV box having similar facilities to those in the Sitting room.

Off the Kitchen is a Utility room where a Bosch washing machine and dryer are housed.

The Sitting room, Dining room and Kitchen all have French windows which lead out to a large 30-metre patio.

The first floor, accessed by the staircase from the Hall, comprises three bedrooms: the Master suite and two Double Bedrooms.

The “wow-factor” Master Bedroom contains a Super King-sized bed, dressing table, and reclining armchair. The TV has HDMI/USB ports and an IPTV box as in the Sitting room. The windows provide spectacular views similar to those in the Sitting room but being elevated they are even more wonderful. The en-suite dressing room contains full English style wardrobes with both double and full hanging space. The en-suite bathroom has a walk-in shower, his and her sinks and a sunken “Duetta” bath.

Crossing the Bridge over the Hall, there are two further double bedrooms, one of which has a King- size bed and both have en-suite bathrooms. A single bed can be added to one of the double bedrooms, upon request prior to arrival.

There is a furnished balcony two-thirds the length of the first floor, accessed from the Master bedroom and one of the Doubles, giving unobstructed views of the Mediterranean, coastline and surrounding areas. The furnished area is ideal for relaxing, enjoying the tranquillity this villa and its views offer.

A small kitchenette is located on the landing with a fridge: an ideal area for preparing your morning coffee to take out onto the balcony.

A fourth bedroom is located on the mezzanine level which is accessed via stairs from the formal dining area. The bedroom is a double with en-suite bathroom and a private furnished balcony with mountain views. TV with USB/ HDMI ports.

The final bedroom in the main house is accessed via the staircase in the hallway leading down to the lower ground floor where two areas are found; a seating area with a fridge and a spacious double bedroom. Upon request, two single beds can be placed into this bedroom. A separate air conditioning unit is available in this bedroom.

The Studio accessed by stairs outside is an ideal bedroom for family members who want to be part of the group but still want to have some privacy. The studio offers a double bed, en-suite bathroom, TV with local channels and USB / HDMI ports, a fridge and tea/coffee making facility. The furnished balcony completes the studio. Upon request, a single bed can be placed into the studio.

A large plus for the villa is the central air conditioning system (VRV) throughout. This is the most effective form of air conditioning: powerful, efficient, quiet and most importantly distributes the air throughout the room from four directions, not one, and each room can be individually controlled.

A baby cot and high chair are available upon request.

For the more energetic members or groups, the villa has table tennis, table football, pool table and for the younger members of the group, a children’s pool slide.

The 11m x 5.7m swimming pool with walk-in steps and ladder is surrounded by the sunbeds for everyone staying at the property setting the scene for relaxing under the Cyprus sunshine. The pool house by the swimming pool offers two changing rooms with showers, a separate WC and Kitchen with fridge and microwave for all poolside refreshments.

The spacious patio areas have two separate awnings allowing the area to be shaded or unshaded.

A barbecue and the spacious furnished outside area allows for al-fresco dining to be enjoyed: two outdoor tables for 8 each and two other teak tables, chairs and benches to be found on the pool and house patios.

The landscaped gardens include an Orchard, a Herb garden, a Desert Oasis, and 5 other areas to explore and relax in. A particular feature of the garden/patio area is an individually designed hardwood Gazebo (seating 5-10) a lovely spot for a drink with a view, in the evening accompanied by a fantastic sunset.

LOCATION DESCRIPTION

The two villages are located approximately 8 km north of the Paphos coast, set west facing overlooking the calm blue waters of the Mediterranean Sea. The panoramic view, the favourable climate and the simplicity of the landscape led Cypriots to live here and UK and other European visitors to build their permanent and holiday homes here. The area is well known for its cooling summer breezes and  its elevated position gives it the benefit of less humid air in the summer months. Tremithousa is a local village still centered on agriculture (vines, citrus, almond, carob and walnut trees, and vegetables for the local markets). Tala produces the same but also has a tourist based economy.

Both villages have many facilities: Tremithousa a “medium” supermarket, two bakeries, a pharmacy, and 4 restaurants/tavernas; Tala has a delightful square with a selection of restaurants (15 in total in and around Tala), serving everything from meze style meals to local speciality dishes and international cuisines. The village also offers an excellent well-stocked mini-supermarket and equally excellent wine cellar, English and continental delicatessen, and a pharmacy.

Tala is also “famous” for the St. Neophytos Monastery (a tourist “must visit”), Tala Monastery Cat Sanctuary (a cat-lovers “must visit”), the Tala Amphitheatre (fantastic views, fantastic performers - Elvis, the Beatles, the Stones, Elton, and this year Phil Collins and Andrea Bocelli: all the best Tribute Acts!), and lastly the Tala Tower (the erection of  “billionaire” which can be seen illuminated at night together with its surrounding buildings, also occasional firework displays).

The 12th Century Monastery of St. Neophytos which stands proudly in the hills above Tala village, commanding wonderful views of the Mediterranean coast. It is easy to imagine the beauty and isolation of this location which a thousand years ago enticed an extraordinary, self-taught hermit called Neophytos to settle here. Of particular interest to the visitor is his cave and cell, an enclosure which he carved out of the rock. The table and the stone platform on which he slept are still preserved as are some of the Byzantine frescoes dating from the 12th to 15th century, thought to be the work of the Saint and his followers. The current Monastery and a very good small museum are on the site (+ cafe and souvenirs!)

To the south of Tremithousa and Tala is the “Old” Town of Paphos (10 minute drive), which was extensively re-developed when Cyprus was EU city of Culture in 2017. The result is a mixture of the old and the new with a surprise around every corner, but best seen at night (in the day the Market is worth a visit): new open air theatre, small amphitheatre, many and varied murals, many restaurants, old and new, but not in one area – you have to discover them, bars open until late, 3 ice cream parlours, and a variety of original shops and workshops.

Traveling 5 minutes further south, past the bowling alley and the Kings Avenue Mall you come to the Paphos Harbour area, an official UNESCO site, because of the cultural and natural treasures. The remains of palaces, theatres, fortresses and tombs mean that the town is of exceptional architectural and historic value. The well-preserved mosaics, the Tombs of the Kings and the Fort are probably the biggest draws, but further discoveries continue to be made.

To the south-east of Tremithousa and Tala, about 15 minutes away is the Elea Golf course, Waterpark, the Paphos Karting Centre, and a very good mini-golf course, plus the Yeroskipou beach (mainly frequented by “locals”, because the “tourists” don't know about it).

To the south-west of Tremithousa and Tala  (10/15 minutes away) is Coral Bay with its beach, a plethora of restaurants (local and international), bars, horse riding and a Karting Centre. Further along the road is Paphos Zoo, Agios Giorgios (small harbour and coastal walks) and the Akamas nature reserve.

To the north of Tremithousa and Tala, is the tourist village of Tsada, the Minthis Golf course, and then a picturesque car journey (stopping at several villages for coffee, or lunch or just a stroll) to take you to Polis on the northern coast: if you don't stop, 20 minutes. You can then travel on for a further 5 minutes to Latchi, a former fishing village, but now with many fish, and other, restaurants, with harbour, a sandy beach and sea-side walks. Traveling further takes you to the Baths of Aphrodite (prepare to be disappointed) but more importantly to walks on the Akamas giving spectacular sea views.

To the east are the Golf courses of Secret Valley and Aphrodite Hills, (20 minutes) and the motorway to the Troodos, and its many villages, Limassol and Larnaca.

If you chose a villa in Tremithousa or Tala you will find you are virtually equidistant to everywhere in the Paphos District and to all the activities and amenities.
